According to the ShowingTime Showing Index more than SIX million property showings are scheduled across the country each month. That tells us that there are buyers actively looking at homes right now! The November showings reveal that home buyers are still active in the market.
Think about it…only those who are serious about buying a home are in the market. This means that you will not be inconvenienced by casual shoppers. In a recent blog, Freddie Mac said “The buyers who are willing to house hunt in a winter market, when there are fewer options, are typically more serious. Plus, year-end bonuses and overtime payouts give people more purchasing power.”
What does this mean for you? There are purchasers in our market, and they’re willing to buy now!
More Sellers Later = More Competition Later
Sellers plan to list their homes this winter instead of waiting until spring or summer, according to Realtor.com. This study shows that 65% of sellers who plan to sell in 2022 have either already listed their home (19%) or are planning on putting their home on the market ahead of spring.
What does this mean for you? List your home when there’s strong demand and less competition. This could help you get the best price and a better possibility of negotiating other terms!
New Construction Homes Will Be Competition This Spring
979,000 (www.census.gov). That was the number of single-family homes that were authorized by building permits. Due to labor and supply shortages in 2020, a majority of those homes went unbuilt. Those new construction homes will be completed in 2022.
What does this mean for you? This will create more competition for you and your home. Competing with newly constructed homes in our market is something you should consider. You want to ensure that your home stands out among interested buyers.
Now Is The Time to Move Up
Are you ready to move up? The time is now. Housing prices are expected to appreciate by approximately 5% over the next 12 months. This means it will cost you more, both down payment and mortgage payment, if you wait.
What does this mean for you? It's possible you can lock in a 30 year housing expense with a mortgage rate in the low 3% range right now. You may want to think of selling sooner rather than later, since mortgage rates are expected to rise during 2022.
