It’s easy to see that Republic, MO is one of the fastest growing communities in Southwest Missouri. Affordable living and a great quality of life has helped drive this growth. As of 2020, the estimated population was 17,000 and it is projected to be over 27,000 by 2030 according to Republicmo.com.  This is huge for a community that started out with a population of 790 in 1940!

You may be asking...what is driving the community’s growth and causing high demand and premium pricing in the housing market?  

One of the biggest factors in growth is the Republic School District.  Republic’s most recent Annual Performance Report earned them a 100%, as the district achieved 140 out of 140. The school district is continuing to be a leader in student success across the state of Missouri.  Not only are their academics on point, they also offer a wide range of extra-curricular and athletic opportunities including Project Lead the Way and GO CAPS.  Read more about Republic Schools HERE.

Ozarks Technical Community College recently opened the Republic Center.   The Republic Center offers a diverse catalog of academic programs, spanning the social sciences, liberal arts and health sciences. The facilities feature state-of-the-art classrooms, labs, study spaces and more.  By offering higher education for their community, they are helping promote putting roots down in their community.  They can earn their Associate’s degree without going too far from home!

Another perk of Republic living… the Parks.  Republic features nine parks with over 150 acres of greenspace, playgrounds, trails and more! The Republic Aquatic Center is a huge highlight of this community.  The aquatic center features play space for smaller children, slides and a surfing simulator!  The parks also offers multiple free events for the community throughout the year. The biggest event is the Have-A-Blast Patriotic Celebration, which is held at the end of June.  It continues to be one of the region’s largest patriotic celebrations with attendance numbers estimated at 8,000-10,000.

The real estate market in Republic is definitely in high demand!  With families wanting to move into the area for the school district, homes are not staying on the market long.  Many sellers are not only getting top dollar for their homes, most homes are going under contract in a matter of days after hitting the market. Residential development in the area is also thriving.  According to Republic’s major project tracker, it looks like over 500 lots in multiple areas are under construction or under review for final plans. Over 150 lots in these areas have been completed, including one multi-family residential building.  

Another major driving force is commercial and workforce development.  More and more businesses, local and national, are building in the Republic area, whether it be warehouses, healthcare clinics or restaurants. These additions to the community provide convenience to residents and also power the community’s  job growth. The most exciting project is the Amazon distribution center that is set to start operations in Summer 202.  The building will be 1.3 million square feet and will bring in 500 new jobs at the facility. International humanitarian relief organization Convoy of Hope is also developing a 230,000-square-foot distribution center that will house food and supplies needed for relief operations.
